About Ruislip
Why the joinery here is not the joinery two towns over.
HA4 covers Ruislip, Ruislip Manor, South Ruislip and Eastcote, and the great majority of it went up in the 1930s when the Metropolitan and Piccadilly lines arrived. That gives the same interwar semi stock as Harrow: bay-fronted front bedrooms, chimney breast alcoves, ceilings around two-four, but Ruislip Manor in particular has a high proportion of houses that have had rear extensions and loft conversions, and a converted loft is a different wardrobe problem entirely.
Loft rooms here typically have a rake on one or both sides and a dormer to the rear, which means doors cut to the pitch and hanging placed only where there is standing height.
Ruislip Village at the top of the High Street is the outlier: a conservation area with genuinely old buildings, including timber-framed properties near St Martin's church, where nothing is square, nothing is plumb, and every unit has to be templated rather than measured. Eastcote sits between the two, mostly interwar but on larger plots with wider rooms.
Garage conversions are common here as well, particularly across HA4, and they bring two things with them. The floor is usually built up over the old garage slab and finishes at a different level to the rest of the house, and one wall was never designed to be an inside bedroom wall. Both change how a run is fixed and both are easy to miss on a quick look.
- Standing height under the pitch in a loft room, and where hanging can actually go
- Floor level in a garage conversion against the rest of the house
- Whether the property is in the Ruislip Village conservation area
- Whether anything is square and plumb, which near St Martin's it rarely is

Three quite different houses in one postcode
The interwar semi. The majority. Bay at the front, alcoves opposite, ceilings around 2.4m. Alcove units with a bridge.
The loft conversion. Rake on one or both sides, dormer at the back. Doors cut to the pitch, hanging under the standing height, drawers into the eaves.
The village property. Old, moved, and out of true in every direction. Templated, built with tolerance, and worth the extra time.
The eaves are worth more than people think
A loft conversion has a triangle of space either side that most people fill with cardboard boxes. Shallow drawers on runners, pushed back into that triangle, turn it into the best shoe and folded storage in the house, and it is space you have already paid for.

Common questions
Asked often enough to answer here.
Which parts of Ruislip do you cover?
All of HA4, meaning Ruislip, Ruislip Manor, South Ruislip and Eastcote, plus Ickenham, Northwood and Harefield nearby. It is about six miles from Hayes.
Can you fit wardrobes in a loft conversion?
Yes, and it is a lot of what we do in Ruislip. Doors get cut to the rake of the roof rather than stopped square below it, and the hanging goes where there is standing height with drawers and shoe storage pushed into the low eaves. Done properly a loft eaves run holds more than people expect.
Our house is in the village conservation area and nothing is square. Can you still do it?
Yes, but it is templated rather than measured, which takes longer and costs a little more. Old timber-framed properties move and settle, so we build in tolerance rather than fitting hard to a wall that is going to shift.
We have a bay-fronted front bedroom. Where do wardrobes go?
The chimney breast wall, as alcove units with a bridge over the top, which is the standard answer for interwar stock. If the room has been extended or knocked through, the options open up and it is worth measuring before assuming.
Do you do kitchens in Ruislip?
Yes. A lot of Ruislip kitchens have been extended into at the back, which usually means a longer, better-shaped room than the house started with and more scope for an island than people realise.
How much do fitted wardrobes cost in Ruislip?
£2,000 to £5,000 for most jobs. Loft rooms with raked doors sit a little higher because the cutting and fitting takes longer. Full ranges are on the cost page.
